We will be able to review your case and advise on the options and risks before steps are taken in Couty Court proceedings. There is a litany of rules and regulations that apply to residential lettings, with the legal landscape changing year to year. Up to date legal advice is therefore crucial to avoid a misstep, wasted time or costs.
Our experience
Our team handles only landlord and tenant cases, day in, day out. We deal with the Court and First-tier Tribunal constantly and read leases and tenancy agreements on a daily basis. This means we are up to date on procedure, case law and tactics for cases that fall within this area of law. Our set up enables us to operate at a high level, given that we are not spread across multiple areas of law.
We successfully conclude hundreds of lease extensions, collective enfranchisements, service charge disputes and possession cases every year, and you will find that we guide our clients rather than sit back. We are proactive, organised and use plain English in our communication with you. This results in fantastic feedback for how we take the stress out of legal matters for our clients.

Lease Extensions
Our landlord and tenant team specialises in lease extensions and handles a multitude of cases every year. Whether you’re a freeholder, a leaseholder, or a residents’ management company, we’re here to simplify the lease extension process for you.
There are many reasons for bringing a lease extension claim; to be able to remortgage, to be able to sell, to remove an onerous ground rent clause, amongst others. We understand the nuances of the lease extension process and how these will differ depending on your needs and circumstances.
Possession Proceedings
At some point in the life of a landlord, the need to regain possession of your residential property from may arise. This process can be intricate and daunting due to the ever increasing regulatory requirements of letting residential property, but with our expert legal service, we’re here to guide you every step of the way. In this extensive guide, we’ll walk you through the process of obtaining possession, covering various scenarios, the legal framework, and the steps involved.
Collective Enfranchisement
Are you part of a group of leaseholders looking to take control of your property’s destiny or a freeholder that has been served with a s.13 notice?
Collective enfranchisement, often referred to as freehold acquisition, is a specialised process that is part legal and part project management, and we’re here to guide you through it. We have assisted large groups of leaseholders to collectively enfranchise their block, set up a new management company and put in place a new management structure.
Likewise, we also act for landlords to ensure they avoid the pitfalls of failing to respond to a s.13 claim notice correctly, and to ensure they are properly compensated for the loss of the property.
