In four days’ time, the rules will change for commercial properties. From 1 April 2023, it will be unlawful to continue to let a property, or let a property, with a rating below E, unless the property is registered on the PRS Exemptions Register.

A failure to comply can lead to a substantial fine.

Any improvements should have already been made or exemptions registered, bearing in mind that the requirements are likely to change again in the near future. The proposal being that commercial properties must have an EPC rating of at least C by 1 April 2027, and at least B by 2030.

This change brings commercial properties in line with residential ones.

If you need further advice on this issue, including whether the cost to comply can be put through the service charge, the Landlord and Tenant team would be happy to assist.
